A recent survey carried out by Which? found buying or selling a property is more stressful than changing jobs or getting married.
It is not something we do regularly, in fact, some of us live in the same home our entire lives, so it is natural to be concerned and anxious about such a complex process.
Whether you are a first time buyer or an experienced property investor, it is our job as solicitors to make the process less stressful.
Taylor&Emmet has a large, experienced team, led by more than 15 residential property conveyancers, spread across offices in Sheffield, Dronfield and Bakewell to make it easier for you to meet with us in person and take reassurance from our professional, reliable advice.
The property market is going from strength to strength, but this is pushing up the number of transactions in a typical chain, which can be a source of great worry for purchasers. Longer chains mean the time it takes from instructing a solicitor to receiving your keys (usually six to eight weeks) is also on the rise and with so many people to keep happy, there is more potential for problems.
If you choose Taylor&Emmet as your conveyancing solicitor, we will provide useful information at the outset to help you understand the legal process and keep you up to date with any possible delays. You will be required to complete a substantial amount of paperwork, but we’re here to talk you through it and explain what is happening every step of the way.
There are two key milestones when you are moving house – exchange and completion. When legal contracts are exchanged, the seller and buyer are bound into the transaction and at this point, a date is set for money to be transferred and keys handed over, known as completion.
If you are selling and buying, it is important that contracts on both properties are exchanged simultaneously. Most people need the funds from their existing house to purchase a new one and it is your solicitor’s job to make this happen. If you require a mortgage, we also ensure the lender provides funds for the day of completion.
At Taylor&Emmet, there’s little we haven’t seen before when it comes to house buying and selling. So, no matter what the process throws at you, we understand the stresses and strains of moving home and have the experience and knowledge to ease the burden.
