This allows us to review the property title and apply for the relevant searches at the earliest stage of the transaction, helping identify and resolve pertinent legal issues and speed up transaction times.

TE Buyer Assist also offers you peace of mind through our ‘Buyers Protection’ cover. Unfortunately, for a variety of reasons a transaction might not reach completion and as such you may choose to buy a different property. The Buying Process

Buying a property can feel overwhelming. Our team are here to ensure everything goes smoothly from start to finish.

Here’s what you can expect along the way:


How we work with you

Here’s some important information for you before we get started.

We check the terms of the contract issued by the seller’s solicitor and the title information in detail and then raise additional enquiries to clarify any issues or omissions noted.

When we receive the search results and replies to any enquiries, we will prepare a property report for you, which will detail any action that needs to be taken and make you aware of any issues.

This is where we will ask you to sign the documents relating to the purchase and let us have your deposit. We then check the details of your mortgage offer and ensure no special conditions need to be satisfied before funds can be made available.

Once you have signed the documents and your mortgage offer has been checked, we can begin to discuss potential completion dates – this is the day you take ownership of the property – (the exciting bit!)

Everyone in the chain must agree upon the completion date before exchanging contracts.

We recommend you do not discuss dates with other parties before we reach this stage, as it can leave you disappointed if your timeline can’t be achieved.


Exchange of contracts, completion and moving day

The exchange of contracts is the point at which you are legally obliged to buy the property. It takes place between the seller’s solicitor and us. Once it has been done, we will request funds from your lender, deal with final searches and ask for any balance remaining on the purchase from you.

Then comes completion. Happy moving day! At this point, the money is transferred electronically to the seller’s solicitor, and keys can change hands. Finally, your conveyancer will deal with the payment of stamp duty and record your ownership with the Land Registry.
