TE Seller Assist also offers Sellers Protection should your buyer pull out. Unfortunately, for a variety of reasons a transaction might not reach completion and as such you may need to put your property back on the market. The Selling Process
Selling a property can feel like a lot to manage. You can trust us to make the process as smooth and stress-free as possible.
Here’s what you can expect along the way:

Instruction and documentation
Once you have instructed us, we will obtain the title deeds to your home, usually from your mortgage lender. You will be asked to complete a property information form and a list of the fixtures and fittings to be included in the sale.
We will ask you to provide us with any other relevant documentation, such as planning consent and guarantees for work that has been undertaken on the property during your ownership.
The speed of the service is important to us. But so is accuracy. So we work in a streamlined way to ensure your selling journey is efficient.
Your contract
Our team of experienced solicitors will prepare a package that includes the draft contract, title documentation, the property information form and the fixtures and fittings list. All of which can be completed online via the Taylor Emmet conveyancing portal.
Exchange of contracts
A verbal exchange of contracts takes place between the buyers’ solicitor and us; once both parties are satisfied, everything is in order. This is the point at which you are legally committed to the transaction.
Mortgage
If you have an existing mortgage on the property, we will obtain a redemption figure from your lender and prepare a financial statement showing all of your costs relating to the sale.
We’ll ensure you have all the information you need, and everything is explained to you. We don’t like using jargon to complicate matters.
Completion
Congratulations on completion! At this point, the money is transferred from the buyers’ solicitor to us, and you must vacate the property and hand over the keys to the new owners.
We will then use the proceeds of the sale to pay off any outstanding mortgage, settle your legal and estate agent’s fees and forward the remaining balance to you.
