Learn more about conveyancing this National Conveyancing Week

by Neil Riley

This week is National Conveyancing Week, which aims to raise awareness of the role of conveyancers in the home purchasing process and help recruit new entrants into the industry.

Conveyancing is often a misunderstood profession and there are several common misconceptions about it, so the team at Taylor Emmet has tried to set the record straight on some popular myths surrounding the job.

Finding the cheapest rates is the best option

You should always do your research and check out the different prices a conveyancer will charge, but the cost is not the main factor to consider when looking for a conveyancing solicitor.

The most important factor should be the conveyancer’s reputation, and you can establish that by checking previous reviews, looking at the company’s Trustpilot score and making sure that all conveyancing fees are transparent.

There are lots of different pricing structures which different firms offer so you should be clear about the total costs and be wary of low headline-grabbing fees which hide other costs which need to be added on as extras.  Often low headline costs are not always what they seem once the additional costs have been taken into account.

At Taylor Emmet we ensure we offer the customer service that clients deserve and expect. Our business model ensures service levels are never compromised.

Conveyancing solicitors don’t communicate well

There’s no denying that conveyancing involves a significant amount of work, and there are many stakeholders involved who must be consulted throughout the process. However, that should not be an excuse for your conveyancing solicitor to keep you in the dark as to how much progress is being made.

We pride ourselves on communication and ensure that regularly updating the client comes as part of the job. We do everything to avoid a situation where the client is chasing us.

Conveyancing takes a long time

This is easily one of the most common myths about conveyancing. There’s an assumption, especially among first-time home buyers, that conveyancing takes forever, but that isn’t true.

While there is an element of acceptance from the industry that there can be delays in the process, we do everything we can to make the client experience as smooth as possible by being proactive and chasing others who are slowing the process.

Through TE Buyer Assist we utilise technology to offer our digital onboarding system which helps speed up the initial stages of the conveyancing process, in some cases saving weeks on a standard transaction.
