Taylor Emmet’s Commercial Property team was instructed by Charmima Ltd in connection with the company’s purchase of a block of 14 apartments just off Archer Road. The apartment block was built as a part of a larger residential development in the late 1990s.
Charmima was buying the property as an investment acquisition with the assistance of lending from Handelsbanken, so it was important to work closely with both the owner of Charmima Alison Ralston and Andy Morrice, business manager at Handelsbanken, to make sure that the bank’s and buyer’s interests were properly protected.
The Commercial Property team, led by senior associate Richard Whiteley, obtained all the necessary information about the block from the seller’s solicitors and provided the client with clear and comprehensive reports and advice.
Richard said: “As part of our due diligence, we highlighted a couple of anomalies within the documentation. The team was able to offer some practical suggestions for resolving those issues, which kept both bank and purchaser happy, and led to a smooth under-budget transaction within the client’s required timescales.”
Director at Charmima, Alison Ralston said: “Richard provided us with clear advice on the title we were buying. He was responsive to us needing to change things part way through the transaction and helped push matters through for completion, including coming out to see me to sign the final paperwork rather than requiring me to come into the office.”
