Rent arrears and Tenant Evictions in England & Wales

Step 1 - Possession Notice
£132 inclusive of VAT
Possession notices will be served upon the tenant in 48 hours. This may be enough to encourage the tenant to pay off the arrears or to agree a date to vacate. If this is not the case, you must take action.

Step 2 - Issue proceedings
£700 inclusive of VAT
T&E Landlord will issue proceedings, advise you of the Court hearing date and arrange for an advocate to attend. The advocate attends Court and obtains a possession order. If the tenant still refuses to vacate you must take further action.

Step 3 - Instruct a Court Baliff
£230 inclusive of VAT

If the problem tenant refuses to vacate T&E Landlord will instruct a County Court Bailiff to attend and remove the tenant.

Landlord advice - Tips and hints for dealing with bad tenants

A. Instruct T&E Landlord to serve the notices:
Incorrectly completed or served notices frequently result in possession claims being thrown out of Court. This is a waste of your time and money and results in further rent arrears.

B. Act Promptly:
As soon as a tenant is in arrears contact T&E Landlord. We will serve the notices. Service of the notices may result in the tenant paying the arrears. If not, staying on top of the problem will limit the rent arrears and speed up the eviction process.

C. Incomplete or non-existent tenancy agreement?:
It is still possible to obtain possession. Call T&E Landlord to discuss the issue and we will help.
