Breach of tenancy eviction services
Not all evictions are due to rent arrears. There are many situations where a landlord wants to evict a tenant because the tenant has breached some other term of the tenancy agreement.
If appropriate, a court can make a possession order against tenants following a breach of the tenancy. A court will consider the full circumstances of the case and it will usually be necessary to prepare a witness statement to explain the circumstances to the court. Preparing the witness statement is however something that a landlord can do himself with guidance from us. This helps to keep costs down further.
We charge the same fixed fees as the rent arrears evictions for steps 1 and 3. However, the fee for step 2 will be agreed between us and will be a fixed fee of between £900 - £1,300 inclusive of VAT depending on the individual circumstances.
In unusual and complicated matters we reserve the right to negotiate a different fixed fee.

We confirm that where a landlord wishes to serve a section 21 notice upon the tenant giving the tenant 2 months notice that the landlord requires possession, then our fixed fees are the same as the rent arrears eviction fixed fees.
